Real Estate, ETFs, or Cash: When to Invest in What
The whole equation for homebuyers and homeowners — including when renting is the smarter call
Somebody is going to tell you NOT TO buy a home this year. There's a video making the rounds right now — David Heacock's "This BORING Investment is BEATING Real Estate" — and it's part of a wave of persuasive content calling real estate a high-risk, low-return trap. As a former Realtor, an active landlord and investor, and lender, I want to give you the whole equation instead of a hot take. Here's where we're going: when buying a home makes sense and why, why ETFs still belong in your plan, why parked cash in savings over long periods may reduce purchasing power due to inflation, how a family gift can change the math for your kids — and, honestly, when renting is the better call.
Buying a Home Makes Sense When
Buying makes sense when you plan to stay 3+ years, your income is stable, and you can buy without draining your reserves. When those boxes are checked, three advantages kick in that no other investment can match:
Leverage: $40,000 in an index fund buys $40,000 of exposure. $40,000 down on a home can control a $400,000 asset — and appreciation compounds on the full $400,000. A 4% year isn't $1,600. It's $16,000. (Illustrative math — every market and every year is different.) Nowhere else can an everyday buyer borrow this much, this safely, at a fixed rate, for 30 years.
The rent you're replacing: A home is the only investment you can live in. The honest comparison isn't "house vs. ETF" — it's "house vs. ETF plus 30 years of rent." Rent never stops rising; a fixed-rate mortgage freezes the biggest line item in your budget. Ask any long-time renter in Sylvania – Old Orchard – Maumee – or Perrysburg what their payment looked like ten years ago.
Forced savings and tax treatment: Every payment quietly moves money from "expense" to "equity" — automatically, whether you're disciplined or not. And when a primary residence sells, current tax law allows a significant amount of that gain to be excluded from capital gains taxes, meaning many homeowners may qualify for favorable tax treatment, depending on their circumstances. Brokerage accounts don't get that treatment.
Why You Still Diversify with ETFs
Owning a home doesn't mean betting everything on one address. Money that needs to stay flexible — retirement accounts, long-term savings beyond your home — belongs in the market, and boring is the point. No stock-picking, no timing, no drama.Why Holding Cash Is an Expensive Mistake
Keep 3–6 months of expenses in cash — that's your safety net, non-negotiable. But every dollar beyond that sitting in a checking account is losing purchasing power to inflation every single year. The worst part is, it feels safe. It's actually a slow leak. Idle money should be working — in the market, or in the walls of a home.
The Gift That Changes Everything
Homeowners: If your kids are trying to buy, a down payment gift is likely the highest-impact wealth transfer you can make. It buys them leverage and time — more years of appreciation, more years of amortization, possibly a smaller monthly payment or no mortgage insurance. Lenders handle gift funds every day with a simple gift letter, and current gift tax rules allow meaningful annual amounts — talk to your tax professional about your situation, and talk to us about the loan side.And Honestly — When Renting Wins
If you might move within 2–3 years, if your income is in flux, if buying would empty every account you have, or if you're mid-life-transition — rent. Renting flexibility is worth paying for in those seasons. The worst outcome isn't waiting a year; it's being forced to sell at the wrong time.The Whole Equation, In One Breath
Buy the home when your timeline and income support it — that's where leverage, rent replacement, and forced savings live. Diversify what's flexible into boring ETFs. Don't let cash beyond your safety net sit idle. If you can boost your kids into a home, few gifts compound harder… And when the timing isn't right — rent proudly, and prepare.
